Monaco Transfer Rules
- • Droits d'enregistrement: 4.5% on all arm's-length transfers; 0% between parents and children; 7.5% for opaque SCI structures.
- • Notary fees: sliding scale, ~1.5% under €1m, ~1.25% €1m-€3m, ~1% above €3m.
- • VAT: 20% only on new-builds within 5 years of completion.
- • Agency commission: 5-10% plus 20% VAT; split varies by deal (seller-paid is common on higher-end).
- • No non-resident surcharge — unlike the UK's 2% NRSDLT, Monaco treats all buyers equally.
- • No capital gains tax for Monaco-resident sellers on their main residence.
