Why Monaco — the story of building for the world's most exclusive property market.

Monaco is the strangest property market in the world. Two square kilometres, nine districts, a few hundred transactions a year — and it sets the price ceiling for every ultra-prime market from London to Singapore. Most of it happens behind closed doors, through relationships, at private-bank desks and FNAIM Monaco mandates that never touch a public portal.

This platform was built because I kept watching smart, well-capitalised buyers walk into Monaco with no structure — guessing at €/sqm, misreading residency rules, accepting the first mortgage offer a private bank slid across the table.

Every tool here exists because someone needed it and didn't have it. The registration tax calculator, because 4.5% plus 1% notary fees on a €10M deal is a €550k number you want to get right. The residency status checker, because the €500k deposit rule is simple but the rest is not. The yield heatmap, because a 2.4% yield in Carré d'Or tells a different story than 3.5% in Jardin Exotique — and both are "Monaco."
