Spain Acquisition Tax Rules (2026)

  • ITP (resale): set by each comunidad autónoma. Lowest: País Vasco (4%). Highest: Cataluña / C. Valenciana / Galicia (10%).
  • IVA (new-build): 10% nationally (7% IGIC in Canarias; 4% social housing).
  • AJD (new-build): 0.5% to 1.5% depending on region — stamp duty on the notarial deed.
  • Reduced rates: most regions offer reduced rates for under-35 buyers, primary residence, or large families — price caps apply.
  • Notary + Registry: regressive national tariff (Decrees 1426 & 1427/1989). Typically 0.5-1% combined.
  • Gestoría: optional paperwork agent (~€400) — strongly recommended for foreign / first-time buyers.
  • • All foreign buyers also need an NIE before signing the escritura pública.
