Tokyo Tenancy Rules
Standard lease: 2 years, auto-renewable. Deposit (敷金): 1-2 months, refundable. Key money (禮金): 0-2 months, non-refundable gift to landlord. Guarantor: Japanese guarantor company required (fee ~50% of monthly rent). Income requirement: gross monthly income ≥ 3× rent (33% ratio standard). Tokyo tenants are extremely stable — 3-5 year tenancies are common.
