  • • 60%+ of Japanese borrowers take variable. Fixed-rate premium is meaningful; 35-year fixed prices ~1.7-1.9%.
  • • Japan residents can borrow up to 100% LTV (some lenders 90%). Non-residents are limited to 50-60% and few lenders engage.
  • • Non-residents: try SMBC Trust (Prestia), Shinsei, or private banking divisions. Expect 3.0%+ rates and stricter docs.
