Turkey is the highest-stakes real estate market a foreign buyer will touch. The upside is real — 5-7% USD yields, citizenship at $400k, a deep and diverse district map from Istanbul prime to Anatolian affordable. The downside is also real — the lira lost 80%+ of its USD value over five years, CBI rules shifted three times, and the 2023 earthquake exposed decades of building-code gaming.
This platform was built because too many foreign buyers approach Turkey the way they approach London or Dubai — with spreadsheet assumptions that break the moment they meet Tapu reality. A property without Iskan is a different asset. A $400k CBI deal with unclear ownership history is a different asset. A TRY yield that looks like 40% is a different asset than a USD yield of 5.5%.
Every tool here exists because somebody lost money learning the lesson. The CBI eligibility checker, because the exclusion rule eats hundreds of applications a year. Hard-currency underwriting beats local bravado
Turkish property deals sell in TRY but should be underwritten in USD or EUR. A 40% nominal lira gain is a 10% USD loss. The platform defaults to USD throughout because that's the number that tells you whether you made money.
CBI eligibility is a compliance problem, not a pricing one
Most citizenship-route deals that fail, fail on compliance: previously foreign-owned property, payment path not documented, Tapu annotation missed. The tools front-load the compliance check so you don't wire $400k into a disqualified unit.
Iskan, Iskan, Iskan
If a property doesn't have an Iskan (occupancy permit), nothing else matters. You can't get a mortgage, can't run utilities legally, and as a foreign buyer you often can't even register the Tapu. Every tool here surfaces Iskan status loudly.
